In the last 4 years, single family homes on the Glenbrook, North Strawberry Hill/Lower Springdale area has gone up like 50%. People are giving like $30-80k over comp within days of getting on the market.
I get that taxes are low, but Stamford is known for having not the best schools and it's suburbs have generally not been this high demand.
Is there something I'm missing? You think it's gonna crash or keep going up?

My question is: What difference is there between using a specialist property manager, when compared to one attached to a local real estate agent?
Additionally the property is expected to rent at quite a high value, is there any benefit to using the more premium services?

Between the Rev7, Rane One, XDJ RX3, Denon's new prime units, and the XDJ XZs + the like it seems like the market is flooded with high end controllers clocking in around the $2000 USD mark.
I had a DDJ-1000SRT that I used for 2+ years and many gigs. It was a beast of a controller. Light, portable, loaded with features, and just enough real estate to make things work.
I sold the SRT having been dead set on leaving serato in the dust for a dedicated rekordbox all in 1- the RX3. At $2,099 USD, it's a pretty penny though.
Getting used to the smaller jogs would be an adjustment, but hey, the DDJSX worked well right?
Wrong. I saw the Rane1 on display, with the Rev7 right next to it and started to immediately doubt my life decisions. Memories of my DVS days lugging around a Traktor Z2/Stanton 150s came flashing back.
The little spinny wheels swayed my opinion hard. But the Rane 1 was $400 cheaper than the Rev. Why? The Rev's got those fancy jog displays, but that's not a $400 feature I care about....
Well, it turns out, the REV handles audio from serato like an actual mixer. The Rane mixes inside serato itself. What does this mean? Muddier sound and weird crossfader cut lag behavior- verified by multiple sources.
So.. I walked out with a Rev7 and played with it 4 hours later. It was like shaking hands with an old friend in the best way possible.
The test of a well designed controller lies in how little you need to use the manual to understand it, and this was just... a breeze. Absolutely nothing beats cueing in a song with moving platters underneath your fingers.
Turned the displays to album art and left them there. I feel like the stock layout's kinda busy with the waveforms.
I forgot how much of a difference the moving platters actually make- especially given that they can DRIFT like actual turntables on the Rev7!
Hate to sound like an old dog saying this, but it makes DJ'ing more pure and fun. The Rev definitely re-energized me.

Ok so after graduating high school I unfortunately didn’t have the option of staying on my parents health care plan when I turned 18 unfortunately. So I got a small deductible plan with a premium of $250. I kept it for one year before I realized that I had another option.
My cousin who didn’t have insurance claimed he was able to negotiate down his hospital bill over 50% when he had his appendix taken out. I don’t remember the total he paid.
After thinking about how much I spent on insurance, copays, etc, I decided to cancel my insurance and instead invest the money into the stock market that I would have paid the premium on(note: I already had set up a Roth IRA and another unrelated investment account when I turned 18 as my father encouraged me to). I figure I’m young and healthy so I’ll take the gamble.
I also thought: What medical expenses could I even incur? Car insurance covers medical in a crash if other driver doesn’t have insurance then sue, I’m at work most of the time so if I get injured there then my employer will have to pay for it. I did play golf a lot so maybe an injury from that could have happened. Still it all just seemed unlikely to me that something would happen. I trusted my body and my judgement.
Long story short I’m currently 29 and the only doctor related things That I’ve done are yearly checkups out of pocket(that I negotiate with the financial office afterward it’s usually very easy to do) and I have more than enough to cover just about any surprise medical expense that could ever happen inside of that investment account. I figure if I get cancer or something with recurring doctor visits then I’ll just end up getting insurance.
If you want to know more about my life: I’ve worked since I was 13 started with cutting lawns then later into the restaurant industry. Out of high school I’ve always worked two restaurant jobs until I moved to nyc last year(big change from the suburbs down south. I mostly moved here to meet chicks). I never went to college because I was scared of debt(maybe not the smartest move idk). I left my parents house at age 19. I don’t really drink alcohol often(despite being a bartender for so long lol) and never done drugs. I’m a real estate agent in Manhattan now and it’s still weird not working physically anymore.
